    The local picture

    Work that fits your property

Braybrook sits between Footscray and Sunshine, where residential streets meet commercial areas. For an owner-occupier, the jobs are familiar ones: an older switchboard, a heater due for a service, or an air conditioner that needs its own circuit. For a rental, there's a third person in the conversation, the property manager or owner who approves the work, and a set of Victorian rules on switchboards, smoke alarms, heating and regular safety checks. For a shop or commercial unit, it's about fitting work around trading. Total Comfort is family-run, licensed and insured, and based in Altona Meadows.

Every installation is different. We start with the symptoms, existing equipment and access, then explain the work needed and the options available.

    Homes in Braybrook

Older houses with their original switchboards

Some established houses still have rewireable ceramic fuses, or an early breaker board with no safety switches at all. Energy Safe Victoria lists old switchboards, particularly those without a safety switch, as a warning sign of faulty wiring. Old boards can also hide asbestos: WorkSafe Victoria's examples of asbestos-containing materials include fuse blankets, ceramic fuses and pitch-based switchboards. That's one more reason the cover stays on until a licensed electrician looks at it. When a board is replaced, the Wiring Rules require safety switches on all final sub-circuits, so the new board is laid out for that from the start.

    Rented houses and units

Rental work runs smoothly when everyone knows who does what. The renter reports the problem to the agent or owner, the rental provider approves and pays for the repair unless the renter caused it, and we arrange access with whoever holds the keys. When you enquire, include the property manager's details, who can approve repairs, and any limit on what can be done without further approval. A dangerous electrical fault, a failed heater and a loss of electricity supply are all on the legal list of urgent repairs, so the approval step shouldn't sit in someone's inbox.

    Shops and commercial units

Commercial premises bring their own questions: whether the tenant or the building owner controls the switchboard, which circuits run the fridges, tills or equipment that can't lose power, and when a shutdown would do the least harm. Lighting, extra power points and split systems for a shopfront or back office are typical requests. Tell us the trading hours and the site contact, and we'll agree any power-off period with you before work starts.

    Heating and cooling in Braybrook

Plenty of established houses still heat the lounge with a gas space heater, with a split system in a bedroom or two. Energy Safe Victoria recommends that all gas heaters are serviced at least every two years by a qualified gasfitter, including a check for carbon monoxide leakage, and warns that open-flued heaters can spill carbon monoxide more easily than other types. If a service turns up a heater near the end of its life, we'll compare replacing it with moving the lounge to reverse-cycle.

    Local notes

    Heat health warnings cover Maribyrnong

For heat health warnings, Maribyrnong City sits in the Central forecast district, and Victoria's health department issues a warning when the Bureau of Meteorology puts out a new severe or extreme heatwave warning. The department advises checking that your fan and air conditioner work, and getting the air conditioner serviced if needed, before extreme heat. For a landlord, that timing matters: a cooling appliance supplied by the rental provider that stops working is on the urgent repairs list, so a service before summer beats an urgent repair in the middle of a heatwave.

    Cold July nights

At the Bureau's Laverton weather station, south-west of Braybrook, July is the coldest month, with a mean minimum of 5.2 °C. June averages 5.9 °C and August 5.7 °C. That's when a lounge heater that won't light becomes more than an inconvenience. Book gas heater servicing, and any switchboard work a new reverse-cycle system needs, in autumn, before the cold sets in rather than in the middle of it.

Maribyrnong on one side, Brimbank on the other

Braybrook is in the City of Maribyrnong, while Sunshine next door is in the City of Brimbank. If you own rentals on both sides of that line, the council is different, but the rental rules on switchboards, safety switches, smoke alarms and safety checks come from the state and apply the same way to both.

Under the current rules, a rental provider who entered into an agreement after 29 March 2021 must have all electrical installations and fittings checked by a licensed electrician at least once every 2 years, including where a fixed-term agreement rolled over to periodic after that date. Consumer Affairs Victoria lists a change from 13 October 2026: gas and electrical checks every 2 years for all rental agreements, whenever they started. • Couldn't be happier with Total Comfort Electrical & Air. I had a few quotes for the same job, but found some were extremely overpriced and others were quite pushy without really explaining why the work needed to be done. Aaron was completely different. He took his time, explained the job in detail, gave me more than one option and made sure I actually understood what I was paying for. He was extremely easy to deal with, did a great job and left everything clean and tidy. His price was competitive and the quality of the work was fantastic. It's honestly great to find a reliable tradesman who you can trust. Would definitely recommend Aaron and Total Comfort Electrical & Air!

    • Aaron was exceptional, I couldn't recommend him highly enough! He recently did some work at our house and was knowledgeable, tidy and genuinely lovely to have around. Our three year old followed him around for practically the entire day, and he was so patient and kind, happily chatting with her while he worked. We're so happy with everything he did and wouldn't hesitate to use him again.

    • Fantastic job today. Aaron arrived on time (was accurate in how long it would take), very professional, explaining everything as he went. Gave me extra tips on what to do in the future with my appliances. Best of all, he did a really good job (and really nice bloke). Would highly recommend.

    • Aaron did a great job of replacing a faultilt installed aircon on a 3 story townhouse. This wasn't a straightforward install given the property & there were suspected old leaks and further tests had to be done. He has many years of experience and talks you through it, manages the process and manages the expectations, timing delivery etc of more complex issues. He's really knowledgeable at what he does, and I got a free consult generally on my home and what would increase efficiencies in my home across the board. Thank you for sharing your knowledge, for the attention to detail and care you put into the work.

    • Aaron was super professional, did a fantastic job fixing my switchboard which was left in a complete mess by the solar / battery installers. Also installed an EV Charger, ceiling fans and replaced a split system. He didn't rush any part of the electrical works and was completely thorough and asked where and how I wanted everything installed.
