    The local picture

    Work that fits your property

Seabrook is a quiet estate of brick homes, mostly built in the late 1980s and 1990s, on streets that wind around parkland. It is almost entirely residential, so the work is household work: heating that never quite reaches the back bedrooms, cooling added one room at a time, and kitchens and family rooms that have gained appliances since the house was new. When a home has grown like that, we review its circuits and its heating and cooling controls together rather than fixing one piece and leaving the rest. Tell us which rooms are uncomfortable and what you plan to add.

Every installation is different. We start with the symptoms, existing equipment and access, then explain the work needed and the options available.

    Homes in Seabrook

    Late 1980s brick veneers

The first houses on the estate now have more than 30 years behind them, the age at which Energy Safe Victoria says wiring should be checked. Most were built with circuit breakers rather than fuses, often with one safety switch covering the power points and little else. That board may have been fine for the original house. The question is whether it still suits the split systems, dishwasher, second fridge and home office added since, and whether each new circuit went in with the protection it needed.

1990s homes and the smoke alarm cut-off

Seabrook's building years straddle 1 August 1997. Homes built after that date must have smoke alarms wired to 240V mains with a backup battery, while older homes may use battery alarms, so two houses in the same street can sit under different rules. The 1990s also brought halogen downlights with transformers in the roof. Many are still in place, running hot beside insulation, and they are usually the first thing we suggest changing to LED.

    Units

Seabrook's units tend to have smaller switchboards and less roof space than the houses around them. A wall split in the living area, and perhaps one in the main bedroom, usually does the job. The planning questions are where the outdoor unit can go on a shared driveway or narrow side path, how the condensate drains, and whether the board has room for a dedicated air-conditioning circuit without crowding what is already there.

    Heating and cooling in Seabrook

Most Seabrook houses were built around gas ducted heating, and the usual complaint is uneven warmth: the lounge is fine while the rooms at the end of the longest duct runs stay cold. Cooling came later, as a roof-mounted evaporative unit or wall splits in one or two rooms. Before replacing anything, we check duct condition, vent balance and where the thermostat sits. Zoning, a split for the cold end of the house, or moving to ducted reverse-cycle can all make sense.

    Local notes

    Hobsons Bay, beside Wyndham

Seabrook is in Hobsons Bay City, although its neighbours Point Cook and Hoppers Crossing belong to Wyndham. The Victorian Electoral Commission groups Seabrook with Altona Meadows as the newer residential areas at the western end of Hobsons Bay. For planning or building questions about your property, Hobsons Bay City Council is the council to ask.

    Cold, still winter nights

At the Bureau of Meteorology's Laverton weather station, July has a mean minimum of 5.2 °C, with June at 5.9 °C and August at 5.7 °C. Victorians typically use more energy for heating than cooling, and the Victorian Government suggests choosing a unit with higher heating efficiency. So when we size a replacement, we size it for a July morning first.

    Heat extremes and warnings

Laverton's highest recorded temperature is 47.5 °C, on 7 February 2009, and its January record of 45.6 °C was set on 27 January 2026. Hobsons Bay sits in the Central district for Victoria's heat health warnings, which follow a Bureau severe or extreme heatwave warning. The health department advises checking your air conditioner works, and having it serviced if needed, before extreme heat arrives.

    Your questions

    Booking work
    in Seabrook

Local information and practical answers before you arrange a visit.

Not necessarily. In many Seabrook homes the bedrooms sit at the end of the longest duct runs, so a crushed, split or disconnected duct, or vents that were never balanced, can starve them while the lounge overheats. We check the heater, the ductwork in the roof and the thermostat position before recommending anything. The Victorian Government recommends zones for ducted systems, so living areas and bedrooms can be heated separately.

    • Couldn't be happier with Total Comfort Electrical & Air. I had a few quotes for the same job, but found some were extremely overpriced and others were quite pushy without really explaining why the work needed to be done. Aaron was completely different. He took his time, explained the job in detail, gave me more than one option and made sure I actually understood what I was paying for. He was extremely easy to deal with, did a great job and left everything clean and tidy. His price was competitive and the quality of the work was fantastic. It's honestly great to find a reliable tradesman who you can trust. Would definitely recommend Aaron and Total Comfort Electrical & Air!

    • Aaron was exceptional, I couldn't recommend him highly enough! He recently did some work at our house and was knowledgeable, tidy and genuinely lovely to have around. Our three year old followed him around for practically the entire day, and he was so patient and kind, happily chatting with her while he worked. We're so happy with everything he did and wouldn't hesitate to use him again.

    • Fantastic job today. Aaron arrived on time (was accurate in how long it would take), very professional, explaining everything as he went. Gave me extra tips on what to do in the future with my appliances. Best of all, he did a really good job (and really nice bloke). Would highly recommend.

    • Aaron did a great job of replacing a faultilt installed aircon on a 3 story townhouse. This wasn't a straightforward install given the property & there were suspected old leaks and further tests had to be done. He has many years of experience and talks you through it, manages the process and manages the expectations, timing delivery etc of more complex issues. He's really knowledgeable at what he does, and I got a free consult generally on my home and what would increase efficiencies in my home across the board. Thank you for sharing your knowledge, for the attention to detail and care you put into the work.

    • Aaron was super professional, did a fantastic job fixing my switchboard which was left in a complete mess by the solar / battery installers. Also installed an EV Charger, ceiling fans and replaced a split system. He didn't rush any part of the electrical works and was completely thorough and asked where and how I wanted everything installed.
