    The local picture

    Work that fits your property

Kensington packs several eras into a small area: Victorian and Edwardian timber and brick terraces on streets such as Ormond and McCracken, medium-density homes at Kensington Banks, built from the 1990s on the former saleyards site, and newer apartments. Each brings its own first question. In a terrace, it's how much of the original wiring is left. In a Kensington Banks townhouse, it's how the original board, downlights and heating are holding up. In an apartment, it's access and where an outdoor unit can sit. Our electricians check all of that before quoting.

Every installation is different. We start with the symptoms, existing equipment and access, then explain the work needed and the options available.

    Homes in Kensington

    Victorian and Edwardian terraces

Most have been rewired at least in part, often when a kitchen, bathroom or rear extension went in, so newer circuits can sit beside original cable in the front rooms. Shared walls and low roof spaces over rear additions limit where new cable, downlights and air conditioning pipework can go. Energy Safe Victoria advises getting the wiring checked in any house over 30 years old, and these homes are far past that, so we test the circuits being kept before adding to them.

    Kensington Banks townhouses

Homes from the 1990s went up with circuit breakers, but a safety switch from that era may protect only the power circuits. Many had low-voltage halogen downlights fitted, each with a transformer in the ceiling, and those fittings run hot and are now tired, so moving to LED usually means replacing the fitting and transformer together. Homes built after 1 August 1997 must have mains-powered smoke alarms with a backup battery, and a 1990s townhouse can fall either side of that date.

    Apartments and newer developments

Newer apartments usually have a small board inside each unit, with the main switchboard and meters in a common area the building controls. Air conditioning is commonly a split system or a ducted unit in a bulkhead, with the outdoor unit on a balcony or a shared plant area. Changes to anything outside your own unit go through the owners corporation, so we ask about approvals, lift bookings and parking before the day.

    Heating and cooling in Kensington

Terraces tend to rely on a gas space heater or an older ducted system, with split systems added room by room, and they lose warmth through timber floors and tall windows. In townhouses over two levels, upstairs bedrooms heat up first on a hot northerly afternoon. For ducted homes, the Victorian Government recommends zones so living areas and bedrooms can be heated or cooled on their own. Victorians use more energy for heating than cooling, so we compare heating efficiency first.

    Local notes

    Smoke alarms past their date

The Building and Plumbing Commission advises replacing smoke alarms in line with the manufacturer's specifications, generally after ten years, and new units have an expiry date under the battery. Homes built at Kensington Banks from the 1990s onwards are now well past that age, so original alarms are worth checking. Fire Rescue Victoria's summary adds that homes largely renovated or extended after 1 May 2014 need interconnected, hard-wired alarms.

Old boards in the period streets

WorkSafe Victoria's examples of asbestos-containing materials include ceramic fuses and fuse blankets in switchboards, and pitch-based switchboards. Some of Kensington's terraces still have an early board behind the meter box door, so we treat an original board with that in mind and don't drill or cut it until we know what it is made of.

    Renting out a home here

Under current rules, a rental provider who entered into an agreement after 29 March 2021 must have all electrical installations and fittings checked by a licensed electrician at least once every two years. Consumer Affairs Victoria lists a change from 13 October 2026 that extends two-yearly gas and electrical safety checks to all rental agreements, whenever they started. We handle the electrical check; the gas check must be done by a licensed or registered gasfitter with the Type A servicing endorsement.

Sometimes, but a globe swap often isn't enough. A low-voltage halogen runs through a transformer that may not suit an LED globe, which can cause flicker or early failure, and the old fittings run hot. Replacing the whole fitting with an integrated LED downlight is tidier, and with a fitting rated for it, the ceiling insulation can go back where it belongs. Changing light fittings is electrical work, and Energy Safe Victoria says even small electrical jobs aren't DIY.

    • Couldn't be happier with Total Comfort Electrical & Air. I had a few quotes for the same job, but found some were extremely overpriced and others were quite pushy without really explaining why the work needed to be done. Aaron was completely different. He took his time, explained the job in detail, gave me more than one option and made sure I actually understood what I was paying for. He was extremely easy to deal with, did a great job and left everything clean and tidy. His price was competitive and the quality of the work was fantastic. It's honestly great to find a reliable tradesman who you can trust. Would definitely recommend Aaron and Total Comfort Electrical & Air!

    • Aaron was exceptional, I couldn't recommend him highly enough! He recently did some work at our house and was knowledgeable, tidy and genuinely lovely to have around. Our three year old followed him around for practically the entire day, and he was so patient and kind, happily chatting with her while he worked. We're so happy with everything he did and wouldn't hesitate to use him again.

    • Fantastic job today. Aaron arrived on time (was accurate in how long it would take), very professional, explaining everything as he went. Gave me extra tips on what to do in the future with my appliances. Best of all, he did a really good job (and really nice bloke). Would highly recommend.

    • Aaron did a great job of replacing a faultilt installed aircon on a 3 story townhouse. This wasn't a straightforward install given the property & there were suspected old leaks and further tests had to be done. He has many years of experience and talks you through it, manages the process and manages the expectations, timing delivery etc of more complex issues. He's really knowledgeable at what he does, and I got a free consult generally on my home and what would increase efficiencies in my home across the board. Thank you for sharing your knowledge, for the attention to detail and care you put into the work.

    • Aaron was super professional, did a fantastic job fixing my switchboard which was left in a complete mess by the solar / battery installers. Also installed an EV Charger, ceiling fans and replaced a split system. He didn't rush any part of the electrical works and was completely thorough and asked where and how I wanted everything installed.
