    The local picture

    Work that fits your property

Footscray is a major inner-west centre with a real mix of buildings: older houses in the residential pockets, apartment blocks, retail strips and mixed-use buildings with a shop below and a flat or office above. A job here might be a dead run of power points in a first-floor apartment, brighter lighting for a shop, or a small weatherboard that needs a new board before it can take air conditioning. Footscray sits beside our core service area, so we confirm availability when you enquire. Tell us the building type, who approves the work and how we get in, and we can plan it properly.

Every installation is different. We start with the symptoms, existing equipment and access, then explain the work needed and the options available.

    Homes in Footscray

Period cottages in the older streets

The older residential streets hold small period houses, many with a board near the front door that has been added to over several decades. Circuits are few, and a kitchen, a laundry and a split system may all have been hung off whatever had spare capacity. Where one of these houses is rented out, the board matters for another reason: since 29 March 2023, Victorian rental properties must have modern switchboards with circuit breakers and safety switches. With an old panel-and-fuse or federal fuse board, Consumer Affairs Victoria says the electrician may have to replace the entire switchboard rather than add parts to it.

    Apartments and owners corporations

Apartment buildings bring a different set of limits. The apartment usually has its own small distribution board, but the main switchboard, meters and cable risers sit in common property, and anything on the facade or roof generally needs owners corporation approval. For air conditioning, the outdoor unit often has to live on a balcony with little clearance, and pipe runs can't always pass through the walls you'd choose. That's where multi-head and bulkhead systems earn their place. Tell us if a lift booking, a building manager or visitor parking arrangements are involved.

    Shops and mixed-use buildings

On the retail strips, a shop may share a building with a flat upstairs or an office behind, each on its own board, and it isn't always obvious which board feeds what. Typical work is brighter LED lighting for the shopfront and display areas, extra power points and dedicated circuits for equipment, and tracing a fault that cuts power in the middle of trading. Landlord approval and access instructions matter as much as the electrical scope, especially where the meters sit in a locked room.

    Heating and cooling in Footscray

In Footscray, heating and cooling depends on the building more than the suburb. Upper-floor apartments with west-facing glass hold heat long after sunset, and the answer is usually a well-placed split, a multi-head system or a bulkhead unit rather than a portable. Period houses tend to have the opposite problem: draughts, high ceilings and one old heater for the whole place. Shops need cooling that copes with an open door and a busy floor. We start with where the outdoor unit can go and who has to approve it.

    Local notes

    On the Jemena network

Jemena's 2025 planning report describes its electricity supply area as reaching Williamstown and Footscray in the south. Faults on the street network go to the distributor, not your retailer, and the faults number is on your electricity bill. In an apartment block, if one unit is dark while the corridor and neighbours still have power, the problem is on your side of the meter rather than the street's, which makes it a job for an electrician rather than the distributor.

    Upper Footscray's Edwardian streets

The heritage description of the Upper Footscray residential precinct is of small Edwardian single-storey detached houses with mainly weatherboard walls, corrugated iron roofs and narrow frontages, with Droop Street and Geelong Road the exceptions. In a house that size, one well-placed split in the main living room can do much of the heating and cooling. Under an iron roof the ceiling space gets very hot in summer, so we choose downlights and cable routes with that heat, and any insulation, in mind.

    Heat warnings for Maribyrnong

Footscray is in the City of Maribyrnong, and for heat health warnings the Victorian Department of Health places Maribyrnong in the Central forecast district, issuing a warning in response to a new Bureau severe or extreme heatwave warning. The Bureau's Laverton station recorded 47.5 °C on 7 February 2009, and set its January record of 45.6 °C on 27 January 2026. Top-floor apartments and shops with big front windows feel days like those first.

    • Couldn't be happier with Total Comfort Electrical & Air. I had a few quotes for the same job, but found some were extremely overpriced and others were quite pushy without really explaining why the work needed to be done. Aaron was completely different. He took his time, explained the job in detail, gave me more than one option and made sure I actually understood what I was paying for. He was extremely easy to deal with, did a great job and left everything clean and tidy. His price was competitive and the quality of the work was fantastic. It's honestly great to find a reliable tradesman who you can trust. Would definitely recommend Aaron and Total Comfort Electrical & Air!

    • Aaron was exceptional, I couldn't recommend him highly enough! He recently did some work at our house and was knowledgeable, tidy and genuinely lovely to have around. Our three year old followed him around for practically the entire day, and he was so patient and kind, happily chatting with her while he worked. We're so happy with everything he did and wouldn't hesitate to use him again.

    • Fantastic job today. Aaron arrived on time (was accurate in how long it would take), very professional, explaining everything as he went. Gave me extra tips on what to do in the future with my appliances. Best of all, he did a really good job (and really nice bloke). Would highly recommend.

    • Aaron did a great job of replacing a faultilt installed aircon on a 3 story townhouse. This wasn't a straightforward install given the property & there were suspected old leaks and further tests had to be done. He has many years of experience and talks you through it, manages the process and manages the expectations, timing delivery etc of more complex issues. He's really knowledgeable at what he does, and I got a free consult generally on my home and what would increase efficiencies in my home across the board. Thank you for sharing your knowledge, for the attention to detail and care you put into the work.

    • Aaron simply came to my rental to quote an exhaust fan. I was impressed by his explanations and honesty. He took the time to explain all facets of the task. I ended up asking him to install/service more than just an exhaust fan!

    • Aaron was super professional, did a fantastic job fixing my switchboard which was left in a complete mess by the solar / battery installers. Also installed an EV Charger, ceiling fans and replaced a split system. He didn't rush any part of the electrical works and was completely thorough and asked where and how I wanted everything installed.
