    The local picture

    Work that fits your property

Flemington is one of Melbourne's older inner suburbs. Its period streets mix weatherboard cottages with attached brick terraces, walk-up flats from the 1960s and 1970s sit around Wellington Street, and Racecourse Road is the main shopping strip. Across that mix the jobs differ. In a cottage or terrace it's usually old wiring and a crowded switchboard. In a walk-up flat it's a small board, a gas wall heater and where an outdoor unit can go. Our electricians look at the wiring, the board and any approvals you need before quoting, so you know what the job involves.

Every installation is different. We start with the symptoms, existing equipment and access, then explain the work needed and the options available.

    Weatherboard cottages and terraces

Flemington's older streets mix weatherboard cottages with attached single and double-storey brick terraces. Most have been rewired in parts over the decades, so original cable in a front bedroom can share a board with modern circuits for the kitchen. Ceiling spaces are often tight and walls shared, which decides how new cable and air conditioning pipework can run. If an old board with ceramic fuses is still in place, it is assessed first, because WorkSafe Victoria lists ceramic fuses in switchboards among its examples of asbestos-containing materials.

    Walk-up flats from the 1960s and 1970s

Privately owned walk-up flats from the 1960s and 1970s line parts of Wellington Street. Each flat usually has a small board inside, with the meters grouped in a common area, and little spare room for new circuits. Some still rely on a gas wall heater. Energy Safe Victoria says open-flued gas heaters can spill carbon monoxide more easily than other types, and that renovating or weather-sealing around one can change the ventilation needed to clear it, so have a licensed gasfitter check the heater after any draught-proofing.

    Extended period homes

Plenty of cottages have gained a rear extension with an open kitchen and living area. That is the moment to plan the switchboard, new circuits, lighting and air conditioning together, before the plaster goes up. Fire Rescue Victoria's summary of the rules says homes largely renovated or extended after 1 May 2014 need interconnected, hard-wired smoke alarms, so an extension often changes what the whole house needs, not just the new rooms.

    Heating and cooling in Flemington

Older Flemington homes were usually heated by an open fire or a gas space heater in the front room, and they lose warmth through timber floors and single glazing. A split system in the living area is the common first step, and a multi-head system can serve several rooms where there's space for only one outdoor unit. Reverse-cycle heats far more efficiently than a standard electric heater, moving three to five units of heat for each unit of electricity, and it cools on hot northerly afternoons.

    Local notes

Renting out a cottage or flat

Since 29 March 2023, Victorian rentals must have modern switchboards with circuit breakers and safety switches, and every rental needs a working fixed heater in the main living area. Consumer Affairs Victoria also lists a change from 13 October 2026 that makes two-yearly gas and electrical safety checks apply to all rental agreements. If you let out an older cottage or flat, the check is the time to confirm the board and heater meet those standards.

    Buying a period home

Energy Safe Victoria says that when buying a home built before the 1980s, it is imperative to have the wiring checked by a licensed electrical inspector or registered electrical contractor before moving in. Most of Flemington's cottages, terraces and walk-up flats were built well before then. An inspection before settlement shows what the board, safety switches and visible wiring need, so you can plan and budget for the work.

Local information and practical answers before you arrange a visit.

Usually, especially before you add air conditioning or a new kitchen. Rewireable fuses protect the cable, not the people using it, and old boards often have no safety switch at all. When a board is replaced, the Wiring Rules require safety switches on all final sub-circuits, so every circuit gets that protection. Main switchboard replacement is prescribed work, and Energy Safe Victoria says the power can't go back on to the new board until a licensed electrical inspector has inspected it.

    • Couldn't be happier with Total Comfort Electrical & Air. I had a few quotes for the same job, but found some were extremely overpriced and others were quite pushy without really explaining why the work needed to be done. Aaron was completely different. He took his time, explained the job in detail, gave me more than one option and made sure I actually understood what I was paying for. He was extremely easy to deal with, did a great job and left everything clean and tidy. His price was competitive and the quality of the work was fantastic. It's honestly great to find a reliable tradesman who you can trust. Would definitely recommend Aaron and Total Comfort Electrical & Air!

    • Aaron was exceptional, I couldn't recommend him highly enough! He recently did some work at our house and was knowledgeable, tidy and genuinely lovely to have around. Our three year old followed him around for practically the entire day, and he was so patient and kind, happily chatting with her while he worked. We're so happy with everything he did and wouldn't hesitate to use him again.

    • Aaron did a great job of replacing a faultilt installed aircon on a 3 story townhouse. This wasn't a straightforward install given the property & there were suspected old leaks and further tests had to be done. He has many years of experience and talks you through it, manages the process and manages the expectations, timing delivery etc of more complex issues. He's really knowledgeable at what he does, and I got a free consult generally on my home and what would increase efficiencies in my home across the board. Thank you for sharing your knowledge, for the attention to detail and care you put into the work.

    • Aaron was super professional, did a fantastic job fixing my switchboard which was left in a complete mess by the solar / battery installers. Also installed an EV Charger, ceiling fans and replaced a split system. He didn't rush any part of the electrical works and was completely thorough and asked where and how I wanted everything installed.
